A couple of days ago we went hiking at World’s End in Hingham, MA with some friends. If you ever get a chance to go to Hingham, you need to go and check this place out. It is tree lined paths with sweeping views of the Boston skyline. The 251 acre coastscape includes rocky shores, hillsides and open fields all to enjoy that afternoon picnic. It is ideal for walking, hiking, jogging, horseback riding, cross country skiing or just enjoying some quiet time with a good book. Only about 40 minutes from Mansfield,MA. It is a wonderful place to go to and I look forward in going again in the fall as we start to celebrate the foliage season, here in the Northeast.
Alberto’s Pub & Pizza
I had the opportunity the other day to go to Alberto’s Pub & Pizza in Norton,MA. and eat dinner. Located next to the TPC of Boston, and the ever famous Comcast Center The place is quite nice, especially where bars and pizza are concerned. There is a dining area, bar area and pub-table area, as well as an outdoor bar area with its own large screen TV. The pub-table area has many large, flat screen TVs, all to watch the Red Sox, New England Patriots and or the Boston Bruins. The menu consists of pizza, calzones, soups, salads and appetizers, speciality sandwiches, subs, syrians and wraps. The prices are quite reasonable and the portions are generous. If you get a chance, you should go and check out Alberto’s.

Sonora Smart Dodd thought of honoring her father while listening to a Mother’s Day Sermon in 1909.
After her mother died, her father, William Jackson Smart raised her and made all the parental sacrifices. Her was, in her eyes, courageous, selfless, and loving. She chose June (his birth month) 19, 1910 for the first Father’s Day celebration in Spokane, Washington.
In 1926, a National Committee was formed in New York City. The day was recognized by a Joint Resolution of Congress in 1956. In 1972, President Richard Nixon established a permanent national observance of Father’s Day to be held on the third Sunday of June.

St. Mary’s School Mansfield, MA fieldtrip
Today, I had the pleasure of accompanying the 2nd grade class of St. Mary’s School of Mansfield, MA on a field trip to Quincy, MA to visit Adams National Park home of the famous Adams family. It tells the story of four generations of the Adams family (1720-1927) There are two main sites at this park- the Birthplaces of the 2nd US President, John Adams, and of his son, 6th President of the United States, John Quincy Adams and their homestead “Old House”.
Once there the children were able to view how families lived and prepared themselves for war with the “Redshirts”. At this time they found out that John was in Philadelphia at a convention while his wife, Abigail, who is also well known in history, and their,children were back in Quincy, MA.
St. Marys’ children were shown how a bullet was made, which they loved and then they were given a chance for reenacting the battle against the “Redshirts”. Each child was given a hand made all wooden musket gun. We had our “Patriots” and our “Redshirts”. The kids had a wonderful time- with the “Patriots” winning. Once the day was over, we packed up, boarded the buses and headed back to Mansfield,MA.

TPC of Boston
TPC of Boston is located in Norton, MA about 35 minutes South of Boston and about 30 minutes North of Providence. Also, convientently located off Routes 95 and 495, making access very accessible. TPC was named one of the top 10 private golf courses of the United States and is PGA Tours home to the Deutsche Bank Championship.
This very scenic and peacefue landscape offers one of the finest experiences in golf. This 18 hole private course challenges all level of play. The shortest on the course is the 16th hole, par 3, at 161yards with water guards at the front and left rear of the green. Surely, to get to the nerves of all, even Tiger Woods. The longest shot is the 7th, with a par 5 and coming in at 600 yards. This gigantic bunker crosses the entire fairway and requires you to stragetically plan your next move.
After a fine day of golfing, you can head back to the luxurious club house for many activites, gatherings or fine dining.

Mansfield,MA Watering Schedule
If you live or plan to live in Mansfield,MA, then you better know the water restrictions. I know it is hard to believe that with all this rain we have had in the past, but Mansfield residents need to work hard at water conservation, particularly during lawn watering season. The watering season starts June 12 and runs till Sept 1, 2009.
It requires residents to follow a watering on an odd/even schedule.
- homes with odd street numbers can water on odd numbered days of the month
- homes with even street numbers can water on even numbered days of the month
- the hours for using sprinklers are from 5am-9am, and 5pm-9pm on your days
- hand held hoses can be used at any time of the day/evening
- well users are exempt, but should work to conserve water as well

My advice. Check every sprinkler head in the yard. You can inexpensively replace defective heads in about two minutes and save yourself a ton on your watering bill. Why waste your cash and all of our water. Be smart about it. If you see water running down the street every time the sprinklers are on something is wrong. You should be watering the grass not the street and sidewalk. Lowes and Home Depot sell spare parts cheap and they are simple to install

My Real Estate agent is an idiot
OK, you want to sell your house in Mansfield, Ma. and you think that your house is worth $499,000. and the Realtor that you just hired, after doing all the comparitives, says that your house is only worth $400,000. And, now you’re thinking this Realtor doesn’t know what they are talking about.
As a Realtor you tell all your clients be realistic and you will sell your property faster and for more money.
In todays market home buyers are very smart and they are doing their homework. They are constantly online searching for homes and monitoring the prices/and price changes in their desired neighborhoods.
Remember this:
- over pricing your home initially will cost you more money in the long run.
- the majority of homes listed for sale are so over priced that they receive only a few showings then sit on the market for months and sometimes even a year.
- homes that sit on the market for a long time sell for less money that homes that sell quickly.
Every seller believes that their house, which is just like the house down the street, is worth more. But, guess what? Most likely it is not. The value and price for your home is determined by the other SOLD homes in your area that are the same or close to the same in living area, #of bedrooms, and #of bathrooms. Once everything is calculated a price adjustment is done.
- Most home appraisers and Realtors like to use comparables that have sold in the last 3 months if possible, sometimes further out if we have to.
- Generally, comparable home sizes should be within 15 percent of each other.
Market Value in Mansfield, MA is what a ready willing and able buyer is willing to pay for a house and what a ready willing and able seller is willing to take for a house.
So, please don’t look at the price your neighbor has his home listed for. And, hire a Realtor with experience to help you find the real market value and list your home for sale accordingly. Don’t waste your time, the buyer’s time and your Realtor’s time by pricing your home too high.
